WAYWIN PLAZA business center is located in a fashionable commercial district in the central part of Limassol. The building of business center consists of a 2-level underground parking lot for 150 parking spaces, the ground floor with a lobby, a furniture shop and a shopping mall area. On the upper floors there are offices, apartments and open verandas with a sea view.

OFFICES, APARTMENTS AND RETAIL AREA
The Business Center’s building with a total area of 5000 square meters consists of a 2-level underground parking for 150 cars, the ground floor with a comfortable lounge and a secretary, a shop of exclusive furniture and home decorations as well as a lounge area for a café or a restaurant. The upper floors (1-4) are occupied by offices and apartments.

The building is equipped with light-absorbing glazing, high ceilings, modern central air conditioning and a ventilation system, high-speed panoramic elevators and open verandas overlooking the sea, the city and the mountains. Solar panels on the facade of the building generate electricity, which allows you to significantly save on electricity consumption. The construction was based on modern and environmentally friendly technologies, high quality materials and well thought-out and carefully engineered life-support systems. Inside the offices there is a convenient system of suspended floors and stretch ceilings, which allows you to quickly and easily adapt the office to the needs of a particular client.

COMMON LIGHTING VIA AUTOMATION SYSTEM
The building common area lighting shall be controlled by a state of the art Lighting Control System. The system utilizes a built in time clock to control switching of the exterior lighting based on sunrise and sunset and as well the 2No. basement parking areas A’& B’, also and provides centralized lighting management and control from the concierge. The lighting system shall also incorporate motion and presence detection in order to economize on energy usage.
The basements A’ & B’ of the building are illuminated via motion detector sensors around the perimeter, in order to aid the driver in entering & exiting of the building.
Emergency backup packs for the luminaires & exit illuminated signs are adequate to provide a safe escape path in case of emergency evacuation or in case of power loss, in both basement parking areas.
The external lighting of the building has been designed to be activated/deactivated automatically during the evening hours without the need of adjustment required due to the daylight saving and time changing, also during the working hours could be programmed to provide energy saving in the common use areas. During the late midnight hours the parking area lights will be switched “ON” via motion detectors. There is some of cosmetic lighting around the building which projects and emphasizes the beauty of the building.
The luminaires in each floor lobby are automatically activated with the aid of presence sensors.

IP BASED VIDEOPHONE- INTERCOM SYSTEM
A video entry videophone will be installed for internal communication :
- Of the Offices with from the main Entrance to basement
- Of both from the Basement Entrances with any office or reception.
- Burglar Alarm System via motion Detectors will be installed in the commons areas.
IP BASED ACCESS CONTROL
- This system will allow access to authorized persons only with unique code or/ and access card.
- Access control applied also to parking areas.
- Any unauthorized access to the building will rise an alarm
CLOSED CIRCUIT TV MONITORING (IP CCTV)
The entrances of the building, the building Parking and the lobbies will be covered by day/night high resolution cameras to discourage intruders.
The building will be served by two high-tech Glass Panoramic lifts brand OTIS .
The Lift cabins will be finished with luxury materials–floors in polished marbles, side walls in HPL wood veneer panels and stainless steel trimmings with safety glass to visual openings and safety intercom. The low energy consumption lifts will travel at 1m/s velocity and will integrate a passenger-disengage system in case of power failure.
The Lifts will have the technology (MRL) machine room less, this technology provides smoother traveling and energy saving.
LIGHTNING PROTECTION SYSTEM
A lightning protection system’s purpose is to ensure safety to a building and its occupants if lightning happens to hit it directly, a task accomplished by providing a good, safe path to ground for the lightning to follow. Therefore, a lightning conductor will be installed on the roof to prevent or lessen lightning strike damage to structure.
FIRE ALARM SYSTEM.
All Common Areas will be covered from a fire alarm system via Optical Smoke Detector and Heat Detectors , the System will be addressable and is able to control the whole building. There are also Optical Smoke Detectors in each office that are connected to the Fire detection and alarm system that are adequate since the space of the main office is open.
FIRE FIGHTING SYSTEM.
The 2 basements of the building will be protected via a Sprinkler System and Fire Hose reels rills cabinets. A dry riser will be installed on the landing of the staircase of each floor for the connection of the fire brigade in case of emergency.
BASEMENT, STAIRCASE LOBBIES AND COMMONS WC VENTILATION
A ventilation system will be installed in the 2 Basements car park for fresh air circulation. Individual Ventilation Systems will be installed also in all staircases lobbies and commons toilets.
AIR CONDITIONING OF ENTRANCE LOBBY
A VRV system with Concealed ceiling indoor units with serve the Entrance lobby area. The Concealed ceiling units will blow the treated air though elegant grilles.
All common wc will use water from commons meter. A water heater will be install in each commons wc of the floors for hot water. All Central pipes will be from low expansion polypropylene until the local bronze manifold. And From the manifold all pipes will be pex pine in pipe.
ELECTRICAL AND MECHANICAL SERVICES OF OFFICES AND FLATS:
BURGLAR ALARM FOR FLATS (wired system)
The security/burglar alarm system have been designed in a way to provide safety to the Flat’s tenants and their’s property.
BURGLAR ALARM FOR OFFICES (wireless system)
Only provision for power supply to main intruder alarm panel and one number structured cabling point for voice and/or data for communication.
Wireless system can easily be installed.
CENTRALISED MULTIBLE ACCESS TV SYSTEM
Consists by one terrestrial antenna & for domestic digital channels and satellite dish for the satellite channels (satellite dish <1m) only for the 4th floor Flats.
In case where there is need of the TV in any of the offices at any floor can be easily installed at a small extra cost.
INTERNAL LIGHTING FOR FLATS
The lighting of each flat has been designed to provide ease of use with conventional lighting control. The lighting points have been selected carefully for maximum case of use and have been separated into sub circuits in order to protects against complete shut-down.
The lighting control selected is the conventional way.
INTERNAL LIGHTING OFFICES
The lighting of each office has been designed to provide ease of use since it have been calculated to provide Aprox. 500Lux at the working plane of 80cm AFFL.
All lights has been separated into groups for ease of switching via impulse relays and also there exist a master “ON/OFF” switch for all the lighting circuits since this provides to the user the ability have a total lighting control.
SMALL POWER FOR FLATS
According to the needs of each area, number of the conventional 13A BS1363 switched socket outlets and the separate small power distribution system is consisted from a plenty, carefully designed supplies to any fixed installed appliance such as air conditioning units, electric cooker, electronic oven, dish washer, tumbler dryer, washing machine e.t.c.
SMALL POWER FOR OFFICES
Since in each office there will exists a raised floor , the small power has been design to supply plenty of working positions with (via underfloor supply system) the aid of evenly distributed power modules ,both for normal and for UPS source of supply. (The UPS supply in each office is not provided).
Also perimetrically of the office walls will exist plenty of normal and for UPS source of supply 13A BS1363 switched socket outlets.
TELEPHONE & STRUCTURE CABLING SYSTEM FOR FLATS
Ethernet network using CAT6 cable, allowing access to local LAN and as well to the WAN with the aid of gateway router (Router and Wi-Fi is not provided). The same cable is used for telephone service (VOICE) and DATA exchange. Sockets RJ45 are distributed around the apartment in appropriate locations and can be used for both data and voice.
TELEPHONE & STRUCTURE CABLING SYSTEM FOR OFFICES

PLUMPING SYSTEM FOR FLATS
The central pipes from the mains until the solar system and from there to the manifolds in the flats will be made from low expansion polypropylene. The manifolds will be bronze made. After the manifolds there will be Pex Pipes (pipe in pipe system).
The solar System consists:
Hot water Cylinder with storage of 200 Liters, suitable for high pressure Copper made. Thermally insulated, with stainless steel finish and 3kw secondary electric heater.
Cold Water tank made from Polyethylene with UV protection suitable for drinking water.
Solar Panel made of aluminum frame fully thermally insulated at the back and on the sides, 4mm special glass in front and copper inside.
Pressure unit suitable for 3 bar pressure for cold and hot water.
PLUMPING SYSTEM FOR OFFICES
All offices Kitchens will use water from their own water meter. A water heater will be install in each Kitchen.All Central pipes will be from low expansion polypropylene
AIR CONDITIONING AND AIR EXTRACTION OF THE FLATS
VRV system with very high coefficient of performance will be used for cooling system with concealed ceiling units with elegant grilles All rooms will have individual temperature and fan speed control. The location of the VRV outdoor unit will be on the Roof .
Air Extraction Fan will be installed in bathrooms and wc where there is no external window. The Fans will be brand S&P Model TD silent and it will be concealed in ceiling. The the fan will extract the air through a disk valve grill placed on the gypsum ceiling. The fan will be turned on when light switch switches the light ON and it’s going to operate with time delay after the light will be switched OFF.
AIR CONDITIONING AND VENTILATION OF THE OFFICES
VRV system with very high coefficient of performance will be used for cooling system with 60X60 ceiling cassettes. The location of the VRV outdoor unit will be on the Roof .
Each office will have a Fresh air Ventilation system via Heat Recovery units. The heat recovery unots will take fresh air from outside and via ducts and 4 way grilles will spread the air to the office space, With the same way the heat recovery unit will extract air to the outside.
